1 Who owns the property being sold ?
  Real Estate Bargains and their related associates have purchased all of the properties that are for sale. Real Estate Bargains is not a Realtor or a Broker. We own the properties we're selling. Because you're purchasing directly from the seller, you lower your cost by cutting out the "middleman."
   
   
2 Should I visit and inspect the property before committing to purchase?
  Yes. We encourage our buyers to view or have their purchase inspected prior to bidding or committing to any purchase. In case of vacant land it is recommended that you check with the county for information on the land you are interested in. This includes zoning and different approved uses of the property.
   
   
3 Is this the full purchase price of the property?
  Yes, you are paying on the full purchase price of the property unless stated otherwise in the listing.
   
   
4 I am interested in your property. Is there a number where I can reach you?
  Give us a call or email us. Our contact information is listed in the “Contact Us” section.
   
   
5 What if I am the winning bidder of a property on one of the auctions and decide later that I don't want it?
  All sales are final so make sure to do your due diligence before making any bids at auction. If the highest bidder defaults, under Californian State Law (Revenue and Taxation Code Section 3456 3456), Real Estate Bargains will not resort to the second highest bidder. This can trigger following actions:

(a) Real Estate Bargains shall have a claim against the bidder for setup/hosting expenses, revenue/time lost, and attorney fees.

(1) If a bidder does not pay the claim arising under subdivision (a) within 30 days after the notice is sent, The following shall apply:

- The Real Estate Bargains may utilize any means authorized by law to collect the claim, including, but not limited to, transferring the amount of the claim to the unsecured roll/collection agencies. Notification will also be sent to various credit agencies.

   
   
6 Where do the properties come from that are sold by your company?
  We purchase properties from estate sales, government auctions, trusts, foreclosures, and private parties.
   
   
7 Are there any liens?
  There are no liens or any mortgages on the properties we offer. We will issue warranty deed with insurable title. Our properties are all purchased through title companies and we guarantee a clean title.
   
   
8 Will you finance any or part of this purchase?
  Most of the properties we offer are based on cash prices unless stated otherwise in the listing. Please make sure your funds are available at the time of your bid.
   
   
9 How much time do I have to pay for my purchase?
 

For Auction listings, you will be required to make a non-refundable deposit (that goes toward the purchase price of the property) of $3,500.00 within 1 days after the auction thru certified check received via next day express mail. Once the deposit amount is received, we will send you Purchase Agreement for you to review & sign. Please return the signed Purchase Agreement along with the balance to us using next day delivery (we will allow more time for overseas buyers).

For Non Auction Listings the time is based upon the mutual agreement between the buyer and Real Estate Bargains

   
   
10 Can I use my credit card for the entire purchase?
  We will accept up to $3500 for the initial deposit by credit card, and then the balance must follow by cashiers check or by bank wire transfer.
   
   
11 How is the closing conducted?
  We will complete all deed paperwork and overnight the original deed to county for recording and send a copy to you. We do not mind using an escrow office for the closing if this makes you feel more comfortable but we must receive the down payment before the escrow will be opened.
   
   
12 Can you give me an estimate on repairs?
  We do not always physically go to the properties we buy. We rely on information from our trusted sources in the cities we purchase the properties in. If there are issues noted in our file, we will pass it on to the potential buyer in our listings. We do not hire contractors, or inspectors to view our properties. There are some rare cases where we have had someone bid out repairs and if we do, it will be passed on to any potential purchaser.
   
   
13 I live outside of the country. Can I purchase property in the USA?
  Yes you can and we sell a lot of properties to foreign investors. The only change in policy is the amount of time it will take for priority mail times. All funds for purchase shall be made by wire transfer in US funds only.
   
   
14 How much do you think the property is worth now and when it is fixed up?
  We will have that information in our listing. It should be noted however that we gather that information from various sources on internet.
   
   
15 I see that there are properties that have been sold on the auction site, but they are still listed on your site. Are they still available?
  Properties will remain for sale on our site until a deposit is made. Sometimes we get fraud bids and will need to re-list a property. For that reason, we do not remove any listing from our site until we have a deposit.
   
   
16 Do you have a property manager I can use?
  We may have some contacts for the cities we purchase properties in, but you are responsible for obtaining your own property manager. If we have someone to recommend, we will provide that information to the buyer once payment has been made.
   
   
17 How much are the rents in the area?
  We will list what we think the rent is or should be in our listing. Otherwise, we are unaware of the current rental values in the area. Rental information can be obtained from any local property manager in the area.
   
   
18 I saw this property listed a while ago. What happened?
  Sometimes we have bidders that aren’t prepared to close or fund the transaction. We are forced to re-list some properties more than once due to fraud bidders as well.
